Minimum Acceptable Training & Experiences:Four (4) years of experience in building cleaning and maintenance work one (1) year of which must have been in a supervisory capacity :A) Two (2) years of experience in the operation and maintenance of a high- or low-pressure heating plant and air conditioning system in a commercial/industrial or other non-residential building or facility; orB) Completion of one (1) year of a post-secondary program* in plumbing, steam fitting, electrical, carpentry or heating, ventilating and air conditioning including or supplemented by course in boiler room, heating plant and air conditioning system operations, maintenance and repair may be substituted for one (1) year of the experience required in (A).Required Knowledge, Skills, Abilities & Attributes:Good knowledge of modern building cleaning and maintenance practices, supplies and equipment; good knowledge of oil fired low pressure steam heating systems; good knowledge of safety precautions related to steam boilers; familiarity with NY State regulations related to building safety and fire codes; working knowledge of basic plumbing and electrical practices; skill in the use of computers and building operating software; ability to plan and supervise the work of others; ability to understand and follow oral and written directions; ability to get along well with others, particularly children and teachers; a willingness to perform routine cleaning tasks; ability to perform in a reasonable manner the essential functions of the position.General Statement of Duties:Has responsible charge of the low-pressure boiler, custodial, and cleaning operations of the school buildings at the High School or Middle School; does related work as required.Examples of Work: (ILLUSTRATIVE ONLY)Supervises the operation and maintenance of a low-pressure heating plant, supplying heat, steam, hot water, and the operation and maintenance of an air conditioning plant and auxiliary equipment to ensure efficient, effective operations; Insures proper functioning of all equipment and distribution system by constant surveillance and testing, and monitoring of the automated energy management system; Supervises and ensures adequate supply of water and heating oil to ensure it meets operating standards and maintains appropriate utilization logs; Performs as technical expert in the operations, maintenance and repair of plants consisting of low pressure boilers, pressure vessels, internal combustion engines, turbines, refrigeration and air-conditioning equipment, generators, motors, pumps, compressors and related equipment; Insures operation of equipment in accordance with state and local laws and codes; Supervises and maintains records of time and production, fuel and electric consumption, temperature, pressure, etc.; Orders supplies, purchases bulk items and tracks inventory using an automated system; Advises supervisors of the need for new equipment, major repairs, etc.; Supervises and participates in sweeping and mopping of floors, washing windows and dusting; Supervises and participates in minor building and equipment repairs; Supervises and participates in package delivery and messages; Assigns work to, instructs and supervises subordinates;
