Maintenance Mechanic (Buildings)Location: Operations & Maintenance Hours: Full-time (12-month); Monday-Friday; 6:00 a.m. to 2:00 p.m.General Statement of Duties: The Maintenance Mechanic (Buildings), under supervision, performs skilled Maintenance work with a strong emphasis on HVAC systems maintenance and repair. The ideal candidate will have hands-on experience working with commercial HVAC & MEP systems. EPA 608 certification and/or a valid New York State HVAC license are highly desirable. All work assignments are initiated by written work orders or oral instructions from the Director of Facilities or the Maintenance Foreperson. Primary responsibilities and examples of work:Perform maintenance, repair and service of building systems including: HVAC: Repairing commercial air conditioning systems, troubleshooting DDC systems, replacing filters belts, bearings fan motors, and compressors. Evacuating and charging HVAC systems with refrigerant.Electrical: Installation and replacement of line voltage breakers, fuses, motor starter contactors; troubleshooting of single-phase and three-phase systems, low-voltage circuits, and variable frequency drives.Plumbing, Generators, and Building Management Systems (BMS).Utilize tools such as electrical meters, refrigeration gauges, and combustion analyzers to support diagnostics and repairs.Demonstrate a strong understanding of troubleshooting mechanical and electrical systems and associated line voltage circuits and low voltage control circuits.Perform minor repairs and installations related to:Doors and hardware (mullion bases, saddles, strikes, electronic strikes, hinges, rods, closers, stops).Interior finishes (shades, blinds, acoustic ceilings, floor and carpet tile cove base).Assist in general building and grounds maintenance, including seasonal tasks such as mowing and snow removal.Support school and athletic events under the direction of the Maintenance Foreperson. Candidate should have the following knowledge, skills and abilities:Good knowledge of the tools, techniques and terminology of HVAC, electrical, plumbing.Good knowledge of the accident and safety precautions which generally apply to building trades.Ability to read and follow technical instructions, take accurate notes and measurements, and complete work order assignments effectively.Ability to get along well with others.Ability to adhere to policy including mandatory training, punching a time clock, wearing proper uniforms, safe keeping of keys, and use of employee identification badge.Good knowledge in timekeeping and communication standards.Resourcefulness in work performance.Initiative in completing assigned work.Reliability.Physical strength and agility.Valid NYS Driver’s License required.
