Civil Service Title: Senior Building Maintenance WorkerReports to: Superintendent of Schools / Facilities Management MentorBargaining Unit: GSA FLSA Status: Non-Exempt Work Location: District-wideDistinguishing Features of the Class This is a skilled and lead-worker class involving responsibility for performing and overseeing a variety of building maintenance and repair tasks in a school environment. Incumbents perform tasks requiring knowledge of multiple trades (such as carpentry, plumbing, electrical, HVAC) and may assign or monitor the work of custodial or maintenance staff. Work is performed under general supervision, with the incumbent exercising independent judgment in carrying out assignments.Under Columbia County's rules this title is listed among the "Senior'' class for school districts (Appendix B of the Rules). COLUMBIA COUNTY, NYTypical Work Activities (Illustrative only - not all tasks may be assigned) Perform skilled maintenance and repair work in one or more of the building trades: carpentry, plumbing, electrical, HVAC, masonry, painting, and roofing. Inspect school buildings, equipment, grounds, and systems to identify maintenance or repair needs; develop priorities and schedule or perform repairs. Assign, supervise and assist the work of maintenance workers, custodians, or outside contractors. Operate and maintain mechanical systems, including boilers, HVAC units, pumps, motors, and controls. Make or oversee repairs to walls, roofs, floors, ceilings, doors, windows, furniture, fixtures, and specialty building systems. Perform preventive maintenance on tools, equipment and building systems; maintain inventory of materials and supplies; requisition replacements. Respond to emergencies (e.g., storm damage, equipment failure, facility lockdowns) as needed including after-hours call-in. Ensure compliance with safety, fire, building code, asbestos/lead regulations and other regulatory requirements. Maintain records of maintenance work, materials used, time spent, and costs; prepare simple reports. Assist in development of maintenance schedules, improvement plans and budgets. Provide training or guidance to less skilled staff; enforce proper use of tools and safety practices. Full Performance Knowledge, Skills, and Abilities Thorough knowledge of modern building maintenance and repair methods, materials, tools and equipment. Working knowledge of one or more skilled trades (carpentry, plumbing, electrical, HVAC, masonry). Ability to plan, assign and supervise the work of others engaged in general maintenance/repair work. Ability to follow and interpret technical manuals, blueprints, sketches and diagrams. Ability to maintain records and prepare simple reports. Mechanical aptitude, manual dexterity and physical stamina. Ability to establish and maintain effective working relationships with staff, contractors and other users of the facility. Ability to respond to emergency situations and work under stress.Physical condition commensurate with the demands of the position (e.g., ability to climb ladders, work at heights, lift/carry heavy materials, work outdoors in inclement weather).Minimum Qualifications (Columbia County Standard)Either:(a) At least four (4) years of experience in general building construction, repair or maintenance work in one or more of the standard trades; or(b) An equivalent combination of training and experience as defined by the limits of (a).Additional Requirements: -Valid New York State driver's license may be required at time of appointment and must be maintained for the duration of employment. -Depending on district or building assignment, specialized certifications or licenses (e.g., HVAC, boiler operator, asbestos handler/inspector) may be required or preferred. Note: According to Columbia County's classification rules, the title "Senior Building Maintenance Worker'' is designated under Non-Competitive School District service. COLUMBIA COUNTY, NY Typical Work Schedule -Full-time, 12 months per year (some positions may work a school-year schedule with summer responsibilities) -Regular Monday-Friday daytime hours, with evening or weekend assignments as required (for facility events, emergency repairs, snow removal, etc.) -On-call or availability for emergency call-outs may be part of the job. Working Conditions -Work is performed both inside building environments (classrooms, mechanical rooms, offices) and on building exteriors/grounds (roofs, grounds, snow removal). -Frequent exposure to dust, noise, fumes, heights, confined spaces, wet/icy conditions, and heavy materials. -Physical tasks include climbing ladders, bending, kneeling, lifting/carrying up to 75+ pounds (or more depending on district standards), pushing/pulling equipment, working at heights or on slippery surfaces. -Work may require response to emergencies during nights or weekends (e.g., broken pipes, heating failure, storm damage). Supervisory Responsibility -May supervise one or more maintenance workers, custodial staff or contract service workers depending on the size of the district/building assignment. -Responsible for training, scheduling, inspection of work, providing performance feedback, ensuring safe operations of staff and equipment. -Recommended Additional Qualifications/Preferences -Associate degree or certificate in building maintenance, facilities management or a trade is desirable. -Licenses/certifications in HVAC, boiler operation, refrigeration, electrical, asbestos/lead handling, or plumbing. -Experience working in a school district environment (knowledge of school scheduling, security, student-occupied buildings). -Knowledge of computerized maintenance management systems (CMMS) or building automation controls (BAS). -Strong communication, problem-solving and customer-service skills (school staff, contractors, vendors, community users of the facility).-Licensed NYS Water Operator Salary and Advancement -The salary will be determined by the school district's pay scale, as well as the experience and qualifications of the candidate.
