DISTIINGUISHING FEATURES OF THE CLASS : This is an administrative position responsible for planning and directing the maintenance, cleaning, repair and security of the buildings, grounds and equipment of an appointing authority. General supervision is received from a higher level supervisor or an administrator, with wide leeway for the exercise of independent decision making. Direct supervision is exercised over a large staff of custodial workers and maintenance supervisors. Does related work as required. TYPICAL WORK ACTIVITIES (Illustrative only) Prepares schedules, assigns personnel and supervises cleaning, repair, maintenance and security activities; Confers with administrators and makes recommendations regarding proper methods, materials and equipment necessary for proper maintenance of buildings and grounds; Researches and studies current trends or plans regarding economical heating and cleaning operations; Inspects the various systems (i.e., air conditioning, heating, lighting, security, etc.) and related equipment for operation and safety; Inspects buildings and grounds for adherence to predetermined safety and security procedures; Responds on an on-call basis in emergency situations such as fire, police, sonitrol, etc.; Prepares and maintains a variety of records and reports. FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS: Thorough knowledge of large scale building cleaning practices, supplies and equipment; thorough knowledge of the working operation and functions of heating, ventilation, air conditioning and security systems; good knowledge of the skilled trades; good knowledge of grounds maintenance procedures; ability to make minor building repairs; ability to plan and supervise the work of others; ability to communicate effectively both verbally and in writing; ability to understand and follow both oral and written directions; good judgment; tact; dependability; integrity; initiative; courtesy; physical condition commensurate with the demands of the position. MINIMUM QUALIFICATIONS: EITHER A) Graduation from high school or possession of a High School Equivalency Diploma and eight (8) years of experience in building maintenance and operation, five (5) years of which must have been in a supervisory capacity; or B) Ten (10) years of experience as described in (A), five (5) years of which must have been in a supervisory capacity; or C) An equivalent combination of education/training and experience as defined by the limits of (A) and (B).
