DISTINGUISHING FEATURES OF THE CLASS: This position has the responsibility for planning and supervising the routine maintenance, cleaning and repair activities of a large sized public building and its adjacent grounds. The work includes planning work schedules, assigning tasks and checking to insure tasks are being carried out. General and direct supervision is received from administrative personnel. Direct supervision is exercised over custodial workers. Does related work as required. TYPICAL WORK ACTIVITIES: (Illustrative only) Confers with operating building head and secures instructions for any special arrangements and carries out these instructions; Plans work schedules, assigns tasks and checks to insure that tasks are carried out in a satisfactory manner; Operates computerized heating control system; Instructs subordinates regarding proper work practices and the maintenance of safety standards and evaluates their work performance; Maintains supply inventory, orders supplies when needed and disperses supplies to staff; Directs and may participate in minor repair jobs and reports any major repairs that are needed; Supervises and may participate in routine cleaning tasks and grounds maintenance activities; Supervises the operation and maintenance of heating, ventilation and air conditioning systems; Reports improper use of building and any infractions against predetermined rules, regulations, policies or procedures; Checks all windows, doors and points of entry to make sure they are secured; Prepares and maintains a variety of records and reports. FULL PERFORMANCE KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS: Thorough knowledge of building cleaning practices, supplies and equipment; thorough knowledge of the working operation and function of heating, ventilation and air conditioning systems; ability to make minor repairs to buildings and related equipment; ability to plan and supervise the work of others; ability to get along well with others; ability to understand and follow oral and written directions; ability to communicate effectively both verbally and in writing; dependability; integrity; initiative; courtesy; tact; physical condition commensurate with the demands of the position. MINIMUM QUALIFICATIONS: EITHER A) Graduation from high school or possession of a High School Equivalency Diploma and six (6) years of experience in general cleaning and/or maintenance of buildings, three (3) years of which must have been in a supervisory capacity; or B) Eight (8) years of experience as described in (A), three (3) years of which must have been in a supervisory capacity; or C) An equivalent combination of training and experience as defined by the limits of (A) and (B).
