Monday-Friday, 6:30am - 3:30pmMINIMUM ACCEPTABLE TRAINING AND EXPERIENCE: Three (3) years of experience in building cleaning and maintenance work one (1) year of which must have been in a supervisory capacity and in addition either:(A) One (1) year of experience in the operation and maintenance of a high or low pressure heating plant in a commercial/industrial or other non-residential building or facility; or(B) Completion of one (1) year of a post-secondary program* in plumbing, steam fitting, electrical, carpentry or heating, ventilating including or supplemented by courses in boiler room, heating plant operations, maintenance and repair.REQUIRED KNOWLEDGE, SKILLS, ABILITIES AND ATTRIBUTES: Good knowledge of modern building cleaning and maintenance practices, supplies and equipment; good knowledge of oil fired low pressure steam heating systems; good knowledge of safety precautions related to steam boilers; familiarity with NY State regulations related to building safety and fire codes; working knowledge of basic plumbing and electrical practices; skill in the use of computers and building operating software; ability to plan and supervise the work of others; ability to understand and follow oral and written directions; ability to get along well with others, particularly children and teachers; a willingness to perform routine cleaning tasks; ability to perform in a reasonable manner the essential function of the position.GENERAL STATEMENT OF DUTIES: Has responsible charge of the low-pressure boiler, custodial, and cleaning operations of one or more assigned school buildings; does related work as required.EXAMPLES OF WORK: (ILLUSTRATIVE ONLY)Supervises the operation and maintenance of a low pressure heating plant, supplying heat, steam, hot water; Insures proper functioning of all equipment and distribution system by constant surveillance and testing; Supervises and insures adequate supply of water and heating oil to ensure it meets operating standards and maintains appropriate utilization logs; Performs as technical expert in the operations, maintenance and repair of plants consisting of low pressure boilers, pressure vessels, internal combustion engines, turbines, generators, motors, pumps, compressors and related equipment; Insures operation of equipment in accordance with state and local laws and codes; Supervises and maintains records of time and production, fuel and electric consumption, temperature, pressure, etc.; Advises supervisors of the need for new equipment, major repairs, etc.; Supervises and participates in sweeping and mopping of floors, washing windows and dusting; Supervises and participates in minor building and equipment repairs; Supervises and participates in package delivery and messages; Assigns work to, instructs and supervises subordinates; Inspects buildings for safety, cleanliness, and to identify needed repairs/maintenance; and provides reports thereof; Performs minor maintenance on audio-visual equipment; Supervises and participates in snow removal and sanding of sidewalks; Replaces electrical switches, outlets and light bulbs; Maintains batteries for emergency lighting and fire systems; Supervises and participates in moving of furniture and equipment; Performs minor plumbing repairs.
