Requirements of Applicants: *Candidates for this position must currently hold a permanent appointment as a Director of Facilities III in a NYS Public School District OR have participated in the most recent Director of Facilities III Civil Service exam and be immediately reachable on the list of eligibility when available. General Statement of Duties: This is an Administrative position involving the responsibility for overseeing the efficient operation, maintenance, cleaning and repair of all buildings, grounds, equipment and facilities of the school district. The work is performed under the general supervision of the Assistant Superintendent for Business with considerable latitude given for the exercise of independent judgment in planning and carrying out the day-to-day operations within the buildings and grounds department. Supervision is exercised over the work of all custodial, maintenance and grounds personnel.TYPICAL WORK ACTIVITIES: Plans and directs a current and long range program for the operation and maintenance of the school plant;Plans, assigns and supervises the work of various maintenance, grounds and custodial personnel and establishes work schedules;Inspects painting, carpentry, plumbing, electrical and other mechanical maintenance and construction work performed by custodial and maintenance employees or private contractors;Inspects buildings and equipment periodically to determine maintenance needs and sets up a preventative maintenance program;Inspects and supervises the maintenance of boilers and heating and ventilating equipment;Directs the maintenance and repair of grounds, lawns, walks, roads, parking lots, and athletic fields;Prepares budget estimates on all items pertaining to plant operation and maintenance;Prepares specifications and plans for repairs and alterations to buildings and equipment;Interviews and makes recommendations for appointment of all grounds, maintenance and cleaning personnel;Approves all department purchases and bills;Organizes new employee’s orientation and in-service training program;Maintains liaison between buildings and grounds department and administration;Reviews safety methods and procedures, making recommendations to improve them when necessary;Prepares and maintains records and reports of building maintenance activities including cost analysis. FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS: Thorough knowledge of large scale buildings and grounds operations, maintenance and repair principles and practices; good knowledge of building construction principles; good knowledge of the operation and methods of electrical, plumbing, heating and ventilating equipment; good knowledge of the tools, terminology, and practices of one or more of the mechanical or building trades; ability to plan, assign and supervise the work of others; ability to read and work from blueprints, plans and specifications; ability to understand and carry out complex oral and written instructions; mechanical aptitude; dependability; good judgment; physical condition commensurate with the demands of the position.
