Building Maintenance MechanicSalary as per CSEA agreementTo be determined based upon experienceMinimum Salary $55,080Job Summary and Description:Under the general supervision of a designated supervisor, the Building MaintenanceMechanic has the responsibility for the repair, maintenance and operation of buildingsand associated equipment. The work requires the efficient performance of skilled tasks tocomplete varied inspections, maintenance and repairs. Work is performed in accordancewith established policies and procedures including work order system. May supervisemaintenance workers and/or helpers. May lead and coordinate projects as assigned. Doesrelated work as required.Typical work activities:Performs plumbing, steam fitting and mechanical maintenance including replacing beltsand filters; repair/replacement/maintenance of fans, motors, pumps, coils, controllers,valves, etc.; Services electric motors and related equipment; replaces lighting ballasts/fixtures;perform service and maintenance on building controls, alarm systems and other lowvoltage systems, including battery replacement;Performs carpentry, including door and hardware adjustments or replacements;Repairs/replaces various types of flooring, paints interior and exterior surfaces andequipment and installs ceiling tile. Performs drywall installation including patching andrepairing; fastens and refastens items to building surfaces using recommended fasteners.Repairs and cleans roofs and appurtenances, cleans and repairs exterior walls, performsmasonry repairs and replaces window components and glass/glazing. Remove andreplace various caulking used in buildings; May assist other building tradesman asdirected;Responds to trouble/request for service calls from two way radio, phone, email or textmsg. Salt and shovel walkways and operate a plow. Snow removal is mandatory.May mow lawns and perform other grounds/landscape tasks using hand and powerequipment as directed.Knowledge, Skills, Abilities and Personal Characteristics:Good knowledge of the practices, tools, equipment and materials used in the maintenanceand repair of buildings and associated equipment; working knowledge the operation ofmechanical equipment; mechanical aptitude; ability to follow oral and written directions;ability to plan, procure materials, and supervise the work of others. Physical conditioncommensurate with the demands of the position, but at a minimum be able to stand formost of an 8 hour day, lift 100 lbs., climb and work off ladders and scaffolding whileusing hand and power tools. Must be a self-starter; ability to identify and prioritize worktasks, and complete repairs and maintenance in a workman like manner. Must be willingto work with and support others both in the department and within other districtdepartments.Minimum Qualifications:Two years’ experience in general building maintenance or building trades work. Desired:High School diploma/GED and an Associates/Bachelor degree from an accreditedinstitution and /or completion of a trade school program. Three letters of reference fromsomeone familiar with your work and capabilities is required. Must possess and maintaina valid license to operate a vehicle in NYS; a Commercial Driver’s License is desired.Successful candidates subject to a motor vehicle report and a background check.
