Supervisory position responsible for planning, organizing and directing the operation, maintenance and repair activities of a School District’s facilities department. Falls under the general supervision of the School Business Administrator.Good knowledge of facilities Management, personnel management, cleaning, supplies, equipment. Good knowledge of the operation of heating systems and auxiliary equipment, tools, terminology and trade practices. Ability to plan, layout and supervise the work of others. Thoroughness, resourcefulness, dependability, good judgment, manual dexterity required.POSITION SUMMARY:The Director of Facilities is responsible for planning, organizing and directing the operation, maintenance and repair activities of a School District’s facilities department. The Director of Facilities performs and supervises tasks related to HVAC, electrical, plumbing, custodial, security, environmental and safety. Work is performed according to established policies and procedures and in accordance with applicable state, local and federal laws, rules and regulations which apply to school district facility operations and maintenance. MAJOR RESPONSIBILITIES:Supervises all maintenance and custodial staff.Reviews supervisors work schedules, vacation, personal and sick leave requests to ensure compliance with District policies and procedures. Recommend staffing to administrators and is responsible for interviewing, hiring, evaluating and disciplining personnel.Initiates and leads training and professional development.Manages and performs work related to the maintenance of the District’s buildings including but not limited to HVAC, plumbing, electrical, custodial and security. Troubleshoots problems with equipment, including HVAC and electrical systems. Schedules contractors to perform repairs when a non-routine issue is identified.Maintains equipment on the District’s grounds by closely monitoring equipment and completing necessary testing as required. Also maintains accurate records of all maintenance repairs. Performs repairs as needed.Manages the District’s work order system. Assigns tasks to appropriate team member(s).Keeps buildings safe by making sure they meet building code requirements.Schedules inspections and completes reports for federal, state and local regulatory agencies to ensure compliance with codes, rules and regulations. Performs inspections on and tests security systems, safety lighting, fire extinguishers, fire alarm system, doors and eyewash stations to ensure proper operation and compliance with applicable codes and regulations.Supervises contractors and vendors as they relate to maintenance. Develops and maintains a relationship with all contractors and vendors ensuring efficient facility operations.Discusses capital projects, maintenance, repair and operational needs with administration.Works with construction managers, architects, and/or engineers to develop implement and complete capital improvement projects and other long term plans.Assists administration with the budgeting process by forecasting and planning for the upcoming budget.Recommends purchase of materials and supplies.REPORTS TO: School Business AdministratorQUALIFICATIONSThorough knowledge of buildings and grounds maintenance, safety and repair practices and procedure.Thorough knowledge of the principles and practices of administration supervision.Ability to organize, prepare and maintain accurate records and files.Ability to effectively, efficiently and safely use tools and operate equipment related to building and grounds maintenance and repair.Ability to inspect the work of building trade persons and contractors to ensure compliance with contract specifications, as well as, applicable codes and regulations.Ability to prepare budgets, operating reports and a variety of other reports relative to program activities.Ability to understand, interpret and follow instructions, plans, diagrams, specifications and blue prints.Good organizational and communication skills.Possession of a valid New York State driver’s license.Graduation from high school or possession of a high school equivalency diploma and one of the following:(A) Bachelor’s or higher level degree in School Facilities Management, Engineering, Construction Management or Architecture and two years of experience in school facilities maintenance, general building construction, building maintenance or repair work; or construction management, one year of which must have been at a supervisory level; or(B) An Associate’s or higher level degree in School Facilities Management, Engineering, Construction Management or Architecture and four years of experience in school facilities maintenance, general building construction, building maintenance or repair work; or construction management, one year of which must have been at a supervisory level; orC) Six years of experience in school facilities maintenance, general building construction, building maintenance or repair work, or construction management, one year of which must have been at a supervisory level(D) An equivalent combination of education and experience as defined in (A), (B) and (C) above.
